VA 100% Rehab Loan – Have you ever worked with a client who loved a home but couldn’t move forward because it didn’t meet VA guidelines? That’s where the VA 100% Rehab Loan can make all the difference. This program allows eligible borrowers to finance 100% of both the home’s purchase and its needed renovations.
If the property requires work to meet VA inspection standards or your client simply wants to make updates, this loan provides the flexibility they need. One important detail: the builder or contractor must have a VA registration number. Don’t worry—I can always help with this.
Whether it’s a refinance or purchase, this loan ensures your VA-eligible clients can make their dream home a reality.
USDA 100% Renovation Loan – For clients looking at USDA-eligible areas, the USDA 100% Renovation Loan is an incredible opportunity to purchase and renovate with no down payment required. Imagine taking a house with “potential” and helping your clients turn it into the home they’ve always wanted—whether it’s new appliances or a major structural overhaul.
This loan comes in two types:
- Standard: Perfect for larger projects over $75,000 that include structural repairs or major upgrades.
- Limited: Ideal for cosmetic improvements up to $75,000—fresh paint, new fixtures, or anything that makes the home look its best.
With the Standard loan, a HUD Consultant is required to ensure repair costs are accurate and all work is completed properly. Our trusted HUD consultants take care of the paperwork and oversee the process, so your clients can focus on their exciting renovations.
FHA 203(k) Loan – The FHA 203(k) loan offers similar benefits to the USDA loan but with a few key differences. First, there’s a minimum 3.5% down payment requirement, and second, there are no restrictions on the property’s location—making this a fantastic option for clients outside USDA-eligible areas.
Like the USDA loan, it’s available in both Standard and Limited types, giving your clients the freedom to tackle anything from major structural changes to smaller cosmetic upgrades. While there are some restrictions—for example, no in-ground pools—the flexibility and broad availability make this loan a great option for many buyers.
